Materials & Methods

Material selection should follow the function of the element, not the appearance of a product sample alone. Consider structural loads, exposure, fire performance, moisture, acoustics, thermal requirements, movement, and expected service life. The design team should define measurable performance criteria and identify applicable codes or standards.

A material suitable for one location may be inappropriate in another because the environment, installation method, or maintenance access is different. Heat, cold, humidity, rainfall, wind, salt exposure, pollution, and ground conditions can influence how materials perform. External finishes need to tolerate the local climate and expected cleaning regime. Metals may require suitable corrosion protection in aggressive environments.

Timber and other moisture-sensitive materials need appropriate detailing and protection. Review how materials connect at joints and transitions, because water ingress and movement often occur where different systems meet. Initial purchase price is only one part of material value. Consider expected life, inspection requirements, cleaning, repair methods, replacement availability, and access costs.

A finish that looks economical at installation may require frequent maintenance in a high-traffic environment. Conversely, a durable option may reduce disruption and operating expense over time. Ask suppliers for technical data and maintenance guidance, and confirm that the information applies to the actual product and intended application.

Before approval, verify that products meet the project specification and relevant regulatory requirements. Review test reports, certificates, product data, warranties, and installation instructions. Confirm lead times, production capacity, transport arrangements, storage needs, and availability of replacement parts. For important finishes, approve a representative sample or mock-up. A product that cannot be supplied consistently may create delays or visible differences across the completed building.

Material performance depends on correct installation. Check substrate preparation, fixings, tolerances, adhesives, sealants, curing conditions, and compatibility with adjacent products. Installation instructions should be available to the site team, and specialist work should be completed by appropriately trained installers. Mock-ups can help test interfaces and reveal details that drawings may not fully communicate. Record approved substitutions and make sure updated information reaches every affected trade.

The best material choice balances function, quality, cost, appearance, availability, and environmental considerations. Compare options using the same performance criteria and document why the selected product is appropriate. Consider whether it can be repaired, reused, recycled, or safely disposed of at the end of its service life. When owners and project teams assess materials in context, they are more likely to deliver buildings that remain reliable, maintainable, and fit for purpose.
